Availability
The house designs offered by Talland Homes are plot specific, in order to meet planning requirements, and hence our ability to offer specific styles is constrained by plot availability, as shown in the table below.
Only one Sky Deck (plot 10) and one Light House type (plot 18) are still available. We recommend that you move quickly in order to secure your preferred design and location.
The first two phases (plots 22-43) have sold out and construction has been completed.
Buying and Payment Process
1. Reserve a plot by paying a £2500 reservation fee to the land owner's solicitor pending formal contracts. You are not committed to using any specific builder at this stage.
2. Agree final house design and cost.
3. Instruct a solicitor. We are happy to recommend a large Plymouth firm who have acted for many of our buyers.
4. Agree building contract which includes detailed specification and designs and a stage payment schedule.
5. Complete on the land purchase.
6. Complete on the build agreement.
7. Make 3 payments at agreed stages as the build progresses and one final payment on receipt of NHBC certification and handover.
Please note that unlike many "off-plan" type sales where a large deposit is taken, there is no upfront payment to Talland Homes. We invoice the client in agreed stages only upon completion of each stage. Buyers are welcome to make an appointment to visit the site and see their house progress at any time.
